Three things specific to this sector

Speed to lead is the whole argument

A portal lead called in five minutes is a different conversation from one called the next morning. This is the clearest, least arguable benefit available to a property agent.

Your database is the real asset

Most agents have thousands of contacts and call a few dozen. Systematic coverage of the rest, with a genuine reason to call, is usually worth more than any cold list.

Segment by language before you start

Most agents cannot switch language mid-call, so run separate English and Mandarin campaigns rather than expecting one agent to cope.

Compliance

Standard PDPA obligations apply. Your own past client list still needs screening for voice calls, because the ongoing relationship exemption covers text and fax only. Agency policies and industry rules for salespersons apply alongside.

The script decides the outcome

Property scripts should get to a specific reason fast. "Are you still looking in the east?" beats a general check-in. Avoid quoting figures the agent could get wrong, and route anything unit-specific back to you.

Ask any provider whether they have written scripts for property agents before, and ask to see one with the client name removed. Why the script matters more than the platform.

Two limits that decide who wins the listing. Owner and buyer lists are language-mixed and most agents cannot switch mid-call, so split the list before you dial. And because a live call cannot be transferred, a seller who is ready to talk about listing has to be called back, which in a market where several agents are calling the same owner is often the difference between the listing and no listing.

Common questions

Can it call my past clients?
Only with clear and unambiguous consent you can evidence, or after screening against the No Voice Call register. An existing relationship does not by itself permit a voice call.
Will it know about specific units?
It should not try. Give it a narrow job, establishing interest and booking a viewing or a call with you. Anything unit-specific should come back to you.
Is it worth it for a solo agent?
It can be, if you have a database worth working and can act on interest quickly. If your list is a few hundred contacts, call them yourself.
What about Mandarin-speaking clients?
Run a separate Mandarin campaign. Most agents cannot switch language mid-call, and mainland-accented Mandarin sounds noticeably different to local clients.
